Touring our apartments for rent in Denver is simple; you can either reach out through our online form, give us a call, or stop by in person during office hours. We’ll walk you through the next steps, schedule your visit, and answer any questions along the way.
Application and Leasing
When you’re ready to make your move at Acoma, our online application process guides you through each step. Start by visiting our Floor Plans page and selecting the layout that best fits your needs. From there, click “Availability” and choose the “Estimate your costs” option to view an estimated monthly total based on your selected unit, move-in date, and lease term. Finally, select “Apply Now” to continue through the secure online application.
To complete your application, you’ll be asked to submit a valid photo ID along with documentation that verifies your income. Most applicants provide their two most recent pay stubs as proof of income.
If pay stubs are not available due to self-employment, retirement, or another circumstance, the following forms of documentation may be accepted:
Photocopies of the previous year’s tax return
Financial statements prepared by a certified public accountant
A letter from your employer or a job offer letter on original company letterhead
Proof of trust income
Income investment statements
Grant documentation
Proof of Social Security, retirement, or disability income
Photocopies of the six most recent bank statements showing funds equal to one and a half times the rental obligation for the full lease term
To qualify for an apartment at Acoma, applicants must have verifiable income equal to two times the monthly base rent.
At Acoma, we offer a range of lease term options to suit different needs, with terms available from 3 to 15 months. Depending on lease expiration timing, the maximum lease length may occasionally be limited to 12 months. Please note that shorter-term leases are priced higher than longer-term lease options.
To help maintain a comfortable and well-managed community for all residents, subleasing is not permitted at Acoma. However, residents are welcome to add roommates or additional occupants during their lease term, in accordance with community guidelines.
Yes, renters’ insurance is required for all residents at Acoma. Policies must include a minimum of $300,000 in personal liability coverage with a maximum deductible of $500. Acoma Owner MetLife LLC must be listed as an additional insured, and all residents must be named on the policy. To complete the process, an insurance declaration is required at the time of move-in.
When it’s time to renew your lease, renewal offers are sent to residents by email and delivered as a physical letter to the front door of the apartment. Once you’ve reviewed the offer and selected your preferred lease length, you can choose and sign your renewal directly through the resident portal.
At this time, Acoma does not offer affordable housing options. If you have questions about availability or would like assistance finding the right apartment, our leasing team is happy to help.
Move-In and Move-Out Support
Yes, there is a $35 application fee per applicant. A $250 administrative fee is collected at move-in, along with prorated rent. These help ensure everything is in place for move-in.
At this time, Acoma does not offer move-in assistance services. Residents are welcome to coordinate their own moving arrangements, with access to the community’s designated entry points to help make move-in day go smoothly.
We encourage residents to decorate their apartments and hang photos to make the space feel like home. For any major modifications, written approval from the property management team is required before changes are made.
We know that plans can shift over time. If you need to break your lease, a 60-day notice to vacate is required. Residents will be responsible for a lease break fee equal to two times the monthly rent, along with repayment of any upfront concessions received at the time of move-in or renewal.

We aim to make the move-out process as clear and organized as possible. Completing the steps below will help everything go smoothly. Before moving out, please be sure to:
Reserve the freight elevator for your move-out day.
Share your forwarding address with the Leasing Office.
Contact Xcel Energy to confirm your move-out date and avoid post move-out utility charges.
Schedule a walk-through with our maintenance or office team.
Remove all personal belongings from the apartment to prevent any removal fees.
Return all access control remotes and fobs to the Leasing Office rather than leaving them inside the apartment.
Once your move-out is complete, you’ll receive an itemized final account statement. Any refund owed will be sent by check to your last known address within 60 days.
Security deposit refunds are typically processed within 60 days or less after move-out.
Fees and Payments
The standard security deposit at Acoma is $500 with approved credit and is collected on the day of move-in. For conditional credit approvals, a refundable security deposit of $1,000 may be required, or a cosigner may be accepted in place of the higher deposit.
No, utilities are not included in the rent and are billed separately to each resident.
Residents at Acoma can access Wi-Fi service through Groove.
You can conveniently pay your rent online through your Resident Portal.
A technology fee is expected to be added in 2026, and additional information will be provided closer to that time.
Parking
Yes, parking is available at Acoma. Garage parking is offered at $150 per vehicle for an unreserved space, or $225 per vehicle for a reserved parking spot.
Overnight guests are welcome at Acoma. Guests visiting the community may park on the first floor of the garage with the purchase of a visitor pass through ParkM. QR codes are displayed in the parking area for easy access.
Yes, we currently offer four EV charging stations. For added convenience, we’re also scheduled to add 14 additional charging stations in February 2026.
Maintenance and Requests
You can submit maintenance requests through your resident portal or by calling the leasing office. Our team takes each request seriously and works to address concerns with care and attention.
Our team strives to address maintenance requests within 48 hours of submission. While response times may vary based on the nature of the concern, each matter is approached with care and consideration.
Pets
Yes, pets are welcome at Acoma, and we’re proud to be a pet-friendly community. Our apartments are designed to accommodate everyday living for both residents and their pets.
Yes, a refundable pet deposit of $300 per apartment is required, with a maximum of two pets per home. In addition, a monthly pet rent of $35 per apartment applies.
To help support a comfortable and well-managed community for all residents, certain dog breeds are restricted at Acoma. Restricted breeds include Akitas, Alaskan Malamutes, American Staffordshire Terriers, Bull Mastiffs, Chow Chows, Doberman Pinschers, German Shepherds, Huskies, Mastiffs (any variation), Pit Bulls, Presa Canarios, Rottweilers, Wolf hybrids, and Russian Bear Dogs.
Acoma is planning to introduce a dedicated on-site pet spa, scheduled to open in 2026. This upcoming amenity reflects our continued focus on creating a thoughtfully designed, pet-friendly community.
